Are you tired of working all week while dreaming of retiring financially secure on a beach somewhere in the tropics? Have you invested in a "HOT STOCK" only to see your money evaporate? Keep reading and I will show you how to make a solid investment with very good return on your money WITHOUT risk. Only one project can make You as much as $400,000 in a matter of 9 months...that is enough money for most people to take a 5 year sabbatical on the beach somewhere warm. There is still a lot of money to be made in house building and remodeling. I have been working in house remodeling for 30 years. If you have some money to invest or if you already own a property in a better neighborhood that has potential for development or remodeling, then your investment amount will be minimal. The key is in finding the right property and doing the right kind of renovations ....only a few such properties come on the market every year... Of course i am talking about Calgary. I have been here for 40 years and i know the lucrative neighborhoods in which to do the project .I usually wait to find an investor before i start looking for any potential properties simply because when a good deal comes up, it does not stay on the market long. There is fierce competition for those deals as I am not the only contractor in town. Anytime you see a big sign in front of a house saying : " another project by so and so"....they are not doing the renovations for a client...they bought the property and they are renovating it before they put it back on the market. Now that the market is soft, i have no doubt i can find the right property.-Details: I am a working contractor in Calgary since 1988; in other words, I can do most the work myself, but of course I use hired hands to make it go faster. I can do framing,electrical,plumbing,insulation, drywall,windows and doors,some flooring, roofing and some siding. Finding the right property is very difficult if I look at the lower price range.The higher the price range, the easier and more profitable it gets. Two years ago , I was able to find the right properties at between $550.000 and $600.000 with a potential total profit of between $500.000 and $700.000 after all expenses. At this price range, a typical property will cost around $100.000 for the material and expenses to do the total redo of the house. And since we will not be paying any contractors for most of the renovations, we will be sheltered from a downturn in the market , should that happen. The way I do it, even if the market prices falls 30% , you will still have all your invested money secured in the property because of the increased value of sweat equity that I will put into the renovation. The deals that I found were basically around $800.000 a house sandwiched between two newly developed inner properties that were assessed by the city at around $1.500.000 each and sometimes as high as $2.5 million. So the property was costing $800.000 plus $100.000 in total renovations that took the cost to $900.000. It would be brought up to the same standard as the adjoining two houses which would take its value up to at least the same price $1.500.000 or much higher....for a minimum profit of $600.000. I can explain all of this in detail when we meet. I did my first property in 1998 in Calgary when big houses were still selling for $250.000 and i made $150.000.But i was unable to continue flipping houses as I did not qualify for mortgages even though I have an excellent credit rating but i do not show much in income. Check out the before and after photos of my first house.No risk. No fine print to read. It is very simple. You buy the house and you put it in YOUR name. I do the major addition and renovations (removing the roof and adding a second level and renovating the rest of the house and adding decks and landscaping) .You pay for the material needed only, You don't pay for my labor. We put the house on the market and sell it. First; YOU get ALL your invested money back. The rest gets divided between the two of us. 50/50 The profit can be around $300,000 EACH or more.
